Your Annual Fee Explained
Why This Fee Exists
The CRRA fee funds the maintenance, enhancement, and renewal of designated community features within the Cougar Ridge Residents Association boundaries, above the service provided by the City of Calgary. This includes entrance features & signage, landscaped medians & pathway edges, and other shared public-facing areas.
These responsibilities are established through community development agreements and related encumbrances registered against Cougar Ridge Residents Association Members’ properties within Cougar Ridge. The CRRA is responsible for managing these designated areas in accordance with its governing documents.
The CRRA fee is registered as a legal encumbrance on residential properties developed by United Communities Inc., Apex LP, and Cougar Ridge Developers Ltd. As part of the home purchase process, property owners acknowledge and agree to this ongoing fee obligation as set out in their purchase and sale documentation.
2026 Fee Details
Amount: $121.08 ($115.31 + $5.77 GST)
Covers: January 1 to December 31, 2026
Invoices Mailed: May
Due Date: July 1, 2026
2025 Fee (for reference): $118.58 ($112.93 + $5.65 GST)
We request that the total outstanding balance be paid in full no later than July 1, 2026.
If full payment is not received by this date, the Association will proceed with further collection action, which may include:
- Registration of a caveat or lien against the property
- Additional interest and legal costs
- Referral to legal counsel for enforcement
Please note that all costs associated with collection efforts may be added to your account as permitted under applicable bylaws of the Association and the residents association fee is a mandatory fee that is registered on the encumbrance on your Land Title.

FirstService Residential
Since 2019, FirstService Residential has managed CRRA’s operational and financial requirements. This includes invoicing, fee collection, reminders, and AGM notices. The status of your account can be found on their portal. They act on behalf of the CRRA Board.
If you have not registered on the FirstService Residential portal, please access the portal link above and follow the instructions to register. You can then log in anytime to access your current account status and to access various CRRA documentation.
Payment Options
1. Pay at www.clickpay.ca/firstserviceca/ and ensure you are registered.
2. Pay online through your Financial Institution (e.g. BMO, CIBC, RBC and Scotiabank) Merchant Electronic Bill Payments (MEBP-Online Banking).

Account Number: If you don't know your account number, please contact FirstService Residential Customer Care at 855-266-3601. Do not enter the dashes when putting in your account number.
3. Pay via cheque. Your cheque should be made payable to: Cougar Ridge Residents Association A0014 CC0000014, citing your full street address and mail to FirstService Residential Suite 1100, 840 7 Avenue SW, Calgary, Alberta, T2P-3G2. Please include a copy of your invoice with your cheque.
