Fence Policy

Based on the encumbrance agreement and the CRRA Memorandum of Association and the maintenance obligation therein, the CRRA Board of Directors have a mandate to look after teh community facing walls, fences and entrance features built by the developers for the benefit of all owners. Maintenance of these structures are for the beautification of the neighbourhood and helps to maintain property values for all homeownders. In an effort to keep costs and fees manageable, the CRRA Board will address maintenance of these structures on a priority basis.
The CRRA maintenance of these structures includes the following:
- Stucco walls and entrance featuers - The CRRA will maintain the structural integrity by caulking and sealing both sides of the walls/features (community-facing and individual homeowner sides) as well as repairing and painting the community-facing sides (elastomeric paint), as required. Homeowners are responsible for all maintenance and painting of the individual homeowner side.
- Steel chain link fences - Homeowners are responsible for all repairs and maintenance.
- Wooden lattice style fences - The CRRA will maintain the paint of the community-facing side, as required. Homeowners are responsible for all maintenance and painting of the individual homeowner side.
- Decorative masonry wall - The CRRA will maintain the community-facing side, as required. Homeowners are responsible for all maintenance of the individual homeowner side.
Further to the above, as per the restrictive covenants, each fence, decorative masonry wall, noise attenuation wall, chain link fence or decorative stucco wall constructed by the developer (called the "fence"), the owner shall not make or permit without prior written permission from the Board:
- the fence to be partially or totally removed; or
- the fence to be painted a different colour or to be altered in design, appearance, elevation, or location; or
- the fence to be become unsightly or to deteriorate into poor condition or poor repair; or
- the fence to be repaired or replaced except with good materials and good workmanship.
The CRRA Board reserves the right to change fence design and/or colour at its sole descretion.
Homeowners will not be reimbursed by the CRRA for any materials or repairs to the community-facing fences.
